For our fix and flip loan product, we require that the borrower is not nor or planning to occupy the home in the future, has the ability to perform the debt service as demonstrated by income or experience.
Investors are responsible to come in with at least 10% of acquisition costs and show reserves or source for funds for rehab if not borrowed from Aegis.

You can complete our application in as little as 10 minutes, the application consists of the standard loan application (1003) and some proprietary forms. Rates and terms are dependent on your application. The more information you provide, the more options we can provide you with.
Since 2014, Aegis Funding has operated as a mortgage pool, an investment vehicle formed for investing directly in trust deeds and earning income from the interest paid by our borrower clients. Aegis Asset Backed Securities, LLC started as a vehicle for the principals of Aegis Funding and grew with the investments of family members, the fund continues to grow outside of our sphere of friends and family now. The preferred rate of return for the fund is 9%, we have exceed this return to all investors since the inception of the fund in 2014. Year over year we continue to deliver higher returns to our investors. There are no preferred partners; all investors including the principals of Aegis Funding receive the highest return possible. Remember, you are investing with in us, rather investing with us in this product.
Accreditation requirements are as follows:
Individual whose net worth, either individually or jointly (such as spouse’s income) exceeds $1 million (excluding the value of your home) at the time of purchase; OR
Individual whose income exceeded $200,000 in each of the two most recent calendar years and who has reasonable expectation of reaching the same income level in the current year; OR
Individual whose joint income with his or her spouse exceeded $300,000 in each of the two most recent calendar years, and who has reasonable expectation of reaching the same income level in the current year.
How it Works
Accredited Investors need to complete our New Investor Packet and agreement to begin the process. Once submitted, approval status is provided within 24-48 hours of submission.
Once verified as an accredited investor, you are able to submit your capital to begin earning. Keep in mind, you are free to increase your investment at any point in time you chose by contacting our Capital Markets department.
The day we receive your funds, is the day you begin earning interest on your investment. To make things better, you can also reinvest your earnings and increase your returns.

Most of our loans come from our valued network of referring brokers. By referring to us your turndowns and other hard-to-place loans, you can provide your client with funding options and earn a referring broker fee in the process. At Aegis Funding, we are committed to honoring our referral network and to paying out the highest referral fees in the business. With Aegis Funding, you always keep your client, and you get paid on every loan to a client that you bring to us.
A loan application referred to us should typically include the following:
- Completed 1003/1008
- Recent Appraisal
- Credit Report
- Preliminary Title Report
We can generally give you a verbal indication of interest, followed by a Letter of Interest, within a very short period of time (sometimes at the initial call). Our funding is typically within 3 to 10 business days from receipt of all material listed above.
And, unlike many other private lenders, we don’t force you to fill out a bunch of forms for the privilege of sharing your client and doing business with us. We respect your time, and we make the referral process clean and easy.
We will consider 2nd as well as 1st position loans. Our maximum loan-to-value is typically 80% of the appraised (and reviewed) value for refinances and 80% of the purchase price on acquisition loans.
Our lending program focuses on these three key items:
- The real equity in a given property,
- The ability of the borrower to service the new loan, and
- The borrowers’ exit strategy (how will they repay the loan?)
